Phoenix, ArizonaRising out of the sand and stone of the central Arizona desert is the amply named capital city of Phoenix. This vibrant city provides residents with an urban oasis overflowing with quality attributes. It is these features – economy, education, history, culture, nature, recreation and entertainment – that attract many people to the Phoenix area.

As the fifth largest city in the nation with more than 1.5 million people, Phoenix eludes a pleasurable atmosphere and relaxed character that is unrivaled in other urban areas. The city and its leaders work hard to provide residents with every conceivable amenity. Many technology and other industry giants provide Phoenix with a strong economic backbone for stability that residents welcome. Many leading companies have corporate offices and major operations in Phoenix such as American Express, Intel, Motorola, Prudential, Charles Schwab, Mayo Clinic, Honeywell and Boeing Company.

To keep up with the diverse workforce demand, education is taken seriously by Phoenix residents. Children attending local public school districts, private academies, alternative schools and first-rate universities receive a well-rounded education in a productive, learning environment. Students will take the knowledge and skills they learn into the future. Arizona State University boasts more than 60,000 students who study a wide selection of undergraduate and graduate programs. The downtown Phoenix campus offers a more intimate setting in the heart of the city’s cultural district.

Phoenix combines history and culture to give residents a unique and enlightening cultural experience. African American, Asian American, Native American, Hispanic and European cultures converge to create a diverse scene with something for every taste. The list of attractions is endless and includes the Phoenix Museum of History, Arizona Science Center, Heritage and Science Museum, Phoenix Art Museum, Desert Botanical Gardens, Phoenix Zoo and the distinguished Heard Museum. For those who enjoy music and live performances, Phoenix is home to the Ballet Arizona, Arizona Opera, Phoenix Symphony, Arizona Theatre Company, Dodge Theatre, Valley Youth Theatre and Actor’s Theatre of Phoenix. Residents have no problem finding ways to pass the time.

An expansion of the Phoenix Convention Center will provide residents with even more possibilities. Located in the heart of downtown Phoenix’s Copper Square, the Phoenix Convention Center hosts a plethora of international, national and regional events. A short distance from the convention center is a vast array of scrumptious restaurants, luxurious hotels and resorts, retail shops, museums, symphony hall and Orpheum Theater. For those who prefer browsing for bargain, Copper Square and Biltmore Fashion Park mix specialty shops with upscale retailers for the ultimate shopping experience. For unique gift ideas, many boutiques and shops carry art and crafts made by area Native American tribes. Phoenix residents who enjoy sports can head out to the several venues to cheer on their hometown teams. The US Airways Center is home to the Phoenix Suns (NBA) and Phoenix Mercury (WNBA) teams, and the Arizona Diamondbacks MLB team can be found at Chase Field Ballpark. Other athletic teams include the Arizona Cardinals (NFL), Phoenix Coyotes (NHL) and the Arizona Rattlers (AFL).

With its exceptional climate and diverse terrain, Phoenix and its surrounding area beg to be explored. Begin the adventure with rock climbing, mountain biking, golfing or hiking. Many sightseeing companies offer tours of the Sonoran Desert by Jeep, hot-air balloon or horseback. Whether you enjoy searching for Native American petroglyphs inscribed in rocks and caves, or chasing coyotes, roadrunners and jackrabbits through the desert, the opportunities are truly endless. If that wasn’t enough, Phoenix Sky Harbor International Airport takes residents to more than 100 destinations all over the U.S. and the world. Are you convinced that Phoenix can provide everything you and your family needs in a home? Contact The Mario Romero Team to learn more about this wonderful city as well as buying and selling Phoenix real estate. We are waiting to welcome you home to Phoenix.

Real Estate Tips
Real Estate Contracts >Contingency Contracts

Buyers walk into your home in your area and fall in love with it. There is one problem--they will have to sell their home before they can buy yours. Their offer contains a contingency clause which makes the purchase dependent upon selling their present home. Should you accept such an offer?

Your decision should be based on several factors. Is their home being professionally marketed at this time, or are they trying to sell it themselves (a risky proposition!)? How long has it been on the market? Is it overpriced? If the house doesn't sell, can the buyers take out a bridge loan or make other arrangements to get to the closing table? How important is timing for you? Will the buyers agree to let you continue marketing your home and accept a non-contingent contract (and void theirs) if their house does not sell? Contingent contracts often work out well, but you need the help of a professional to weigh the pros and cons.
